Treasurer’s Report: Martha Larson

In October 6 more households paid their dues. 111 out of 113 households have paid. 

Postage expenses were turned in for dues reminders.  Normal Ameren expenses were paid.   

800 for mowing, 221.40 for rock for the burn pile road.

Sewer Committee Report: Dave Taylor

All of the pumps are up and running.  We will need to rebuild one motor.  An alarm went off on one of the lift stations and Allenhouse had to be called. There was a blown fuse.  The electrical line was broken.  The line had to be dug up and replaced.  All of the fuses had to be replaced as well.    EPA reports are ok.

Most people have paid sewer fees.  Legal action has been sought for fees that are more than 1 year past due. 

 

Sewer report was approved on a motion by Mark Larson, seconded by Mike Brown. 

 

Burn Pile Committee

 

Many items have been placed on the burn pile and the area is no longer neat.  Mark Larson made a motion to add Bob Northcutt to the burn pile committee, seconded by Marilyn Hopper.  The motion passed without opposition. 

 

 

 

Old Business:

The Parade and picnic went well.  About 15 children enjoyed following the Emmet-Chalmers Fire Department fire truck around the neighborhood.

Discussion followed regarding improvements for the community area. 

 

Area Representatives will be contacting homeowners over the next month to

Directories and welcome packets were discussed.  Please look for your Area Rep to come by to get your most current information for the directory.  Directories will be complete and distributed at the Annual Meeting in January.

 

Luminaries will be lit December 24th and 25th.  A motion was made to look for different materials for the entrance luminaries.  Traditionally, luminaries are lit by the Meadowbrook Board members at the entrance and to the curve and homeowners put out luminaries in front of their homes.  This is a beautiful tradition to continue in our neighborhood.  

 

To make your own luminaries save your empty 1-gallon milk jugs.  Cut the top off the jug, leaving the handle intact.  Place 4-6 cups of sand in the bottom of the milk jug, (about 1 inch).  Place a tea light or votive candle in the center of the sand.

Marilyn Hopper mentioned several areas down by the river that need attention during the spring cleanup.

Sewer Committee Report: Mark Larson

Burn Pile Committee

Bob Northcutt has laid 2-3 tons of 2” rock on the road to the burn pile.  President Nick Knowles surveyed the area.  Tabled to new business. 

 

The Meadowbrook Community Association Thanks Bob Northcutt for his time and work on the burn pile. 

 

Please remember the rules of the burn pile.  We encouraged residents to bring their leaves to to the burn pile but would like to add a reminder that only the people who are authorized and on the burn pile committee are allowed to start the burn pile fire. 

 

Old Business:

Martha Larson has a contact that can bring in more rock for the burn pile road.  The fee would be between $200-250 for a dump truck of 2” rock.  We have $800 set aside for this expenditure. 

 

Area Reps have been around collecting information for the directory.  A sample directory was reviewed.

A Children’s parade will be held November 4th at 3:30pm.  A community picnic will follow from 4-6pm.  Hotdogs, buns, s’mores and water will be provided.  Bring a chair, roasting sticks, and a side to share.  Please leave your pets at home.  $150 has been set aside for supplies.  Information will be available later this week. 

 

Nominations for the Beautification Award were made.

The board voted and will announce the winner at the community picnic. 

 

New Business:

 

A motion was made by Martha Larson to spend up to $250 for Melvin Transport to deliver and lay rock on the burn pile road.  The motion was seconded by Mark Brown and approved unanimously. 

 

A motion to reimburse Andrea Ratermann for printing of 125 Meadowbrook directories up to $200 was made by Mark Larson and seconded by Jason Cale.  The motion was approved without opposition. 

 

Discussion was held regarding a tree at the entrance of Meadowbrook.   Nick Knowles mentioned a couple of organizations that may be able to help.  Another option mentioned was the Spring Clean up day.  This topic was tabled until the next meeting.

Thank you for resolving animal control issues in the neighborhood.

 

New Business:

In January we sat aside $800 for road repairs. Suggestions were made regarding how to precede road repairs regarding the road to the burn pile.

Martha Larson is going to ask a contact what the cost for 1-2 tons of 2inch gravel to fill in the large holes in the road.

Bob Northcutt said he has some supplies available and he will work on the road during the next month and report back at the October meeting.

The burn pile is set up for Meadowbrook residents. If you see nonresidents bringing items to the pile, please alert a member of the board.

June 2012

MINUTES OF JUNE 11, 2012 MEETING

Present:  Jason Cale, Sarah Williams, Lori Szabo, Dave Taylor, Bob Northcutt and Martha Larson.

The meeting was called to order at the home of Dave Taylor.

Sewer Report:  Dave reported that everything is working well with the sewer.  It was discussed that some general upkeep is needed to storage sheds used for the sewer. Dave said he will get necessary supplies and complete work himself.  Thank you Dave for keeping the sewer working well!

Treasurer’s Report:  See attached report.  It was reported that 95 of 112 households have paid their 2012 Homeowner’s dues.  A list of those that have paid has also been attached.  Thank you to all of you who have paid.

Old Business:

·         The burn pile has been cleaned up and leveled.  A great big THANK YOU to Bob Northcutt for not only volunteering his time, but the equipment and fuel to complete the project! 

·         The burn pile is open, but the stakes/posts will remain in place for your safety and protection.    (It may not be apparent but the ground next to the burn pile is saturated by an underground spring.)  Use caution when proceeding to the burn pile.

New Business:

·         The road down to the burn pile still needs work.  A culvert needs installation as well as further research into proper drainage of the road.  It was decided to table it until the September meeting. 

·         Children’s Parade – Andrea has handled in the past and was absent from meeting.  Details will be made available at a later date.

·         The problem of wild animals in the neighborhood was brought up.  It is not in the board’s authority to handle such issues.  If you have problems with animals call the Animal Control 309-837-2989 or the McDonough Count Sheriff Department Non-Emergency 309-833-2323.  Another suggestion was made to not leave garbage out where animals can get into it.

Dave Taylor made a motion to adjourn the meeting and Sarah Williams second the motion.

We made .12 on our savings account.

Sludge bugs have placed in the lagoon.  The ‘sewer has turned.’  The new motor has been delivered and waiting to be installed.

Burn Pile Committee

               

We will discuss at the May meeting the possible reopening date of the Burn Pile.  Please continue to abstain from depositing things on the pile.  Once the burn pile reopens only members of the burn pile committee will be allowed to burn the pile.

A big THANK YOU to the members of the community who assisted with the annual clean-up day,  - Rhonda Striet, Mark & Martha Larson, Barb Brown, Tom Haberly, Steve Knowles, Andrea, Kayla, and Isaak Ratermann, Lori and Isabel Sperry.  Having the neighborhood look nice adds value to your home. 

 

We are still looking for a new Area 3 rep.  Please let any member of the board know if you are interested. 

 

New Business:

 

The May meeting will be at Mike  Brown’s residence. 

 

Annual Yard Sale: Andrea Ratermann (Chair).   The Annual Yard Sale is set for May 12, 8am-12pm.   Get your items ready to be someone's treasure!

Some residents have expressed concerns with pet complaints.  Please remember that while we live outside of city limits and dogs do not have to be on a leash, it is neighborly to be present around your animal and to be responsible for their actions.

The association does not handle neighbor to neighbor complaints.  If you have problems with loose animals, we encourage you to please speak with the owner and if the problem persists contact animal control. 

We have also received complaints about parking on common grounds.  If you are parking on the street please make sure you are not blocking the normal flow of traffic. 

Please remember to slow down and watch for children in the roads. 

Welcome Packets were discussed.  We are looking for feedback on what should to be included.  We are hoping to get a new packet together for distribution when there are new homeowners.

President Nick Knowles states he will call the local Realtors to give them updated information about our community. 

A question was asked whether the residents would like to have a community directory.

A motion by Mark Larson, seconded by Jason Cale to make a hardcopy directory for Meadowbrook Residents was passed unanimously.  Look for an email asking for updated information and permission to be included in the directory.  Non email members – your area representative will contact you to get this information.

Guest Speaker Phil Clark was introduced.  He is a trustee at Emmett Chalmers.  He was here to explain the referendum that is being presented tomorrow.  The trustees have elected to not raise any taxes for the last 13-14 years.  With grant money and regular taxes over $400,000 of equipment and services have been provided to our community.  70% of fire calls have been brush/grass calls.  An additional engine has been added with better fire suppression capabilities.  An air trailer has been added which allows refills of the oxygen tanks on site.  
They are currently looking for funds to help with maintenance and state mandates.    They are also looking to upgrade the tow vehicle for the Polaris or Air Trailer.  The current machine is dated to 1983.  They have put together a bond issue and is asking for $195,000 over the next 10 years.  They are asking for our support in the election tomorrow.  This will equal about $37 per 100,000 assessed value.  There hasn’t been a bond issue requested since 2001.  They are committed to the safety of our community as well as the safety of the firefighters and volunteers.    He and the other trustees encourage you to vote yes to the bond issue for Emmett Chalmers.

Corrections to the January treasure report were approved on a motion by Dave Taylor, seconded by Sarah Williams.

72 households have paid their dues at this time.  Email reminders will continue to be sent out to households who have not paid yet.

Sewer Committee Report: Dave Taylor

Sludge bugs have been ordered.  A needed pump was ordered.  Its cost was $1450.  There was a small problem in one of the manholes.  A towel had clogged the pipe but it is believed to have finally been flushed through. 

The sewer report has been attached.   Other than these expenses everything seems to be running ok.  Dave is excited to get his sludge bugs so he can skip them across the pond.

Burn Pile Committee

               

The burn pile continues to be closed.  Please do not remove the stakes to take debris to the pile.  This continues to delay our progress.  The current task is finding a way to drain the burn pile and discussion followed about possible repairs to the road that leads to the burn pile 

 

When the burn pile opens, only the members of the burn pile committee are authorized to burn the pile.

 

CITY'S YARD WASTE SITE OPENING -The City of Macomb will open their yard waste site located on Tower Road on Thursday, April 5, 2012. Yard waste site hours will be Thursday through Sunday from 10:00 a.m. to 6:00 p.m.

Please call the Public Works Department at 309.833.2821 with questions regarding cost and regulations

If you do choose to burn in your yard please do not burn wet yard waste or on highly windy days.

Josh Moon has accepted a Director of Athletics position at a division 2 college in South Dakota.  Congratulations to the Moon family as they get ready for this big change!

Clean-up Days:  (March 31st @ 9am) All residents are encouraged to be involved.  The entrance needs quite a bit of work.  Trash needs picked up.  Please gather at the entrance area and report to Mark Larson.  We need at least 2 residents with chainsaws to help with brush.

4 Households paid dues in January, 5 paid in February.  The Sewer expense discussed at the annual meeting of $160 was taken care of and the normal Ameren bill of 14.31 was paid.  Reminders for dues will be coming to your mailboxes soon.

Nothing too exciting.  Sewer fees are being paid.  They are $160 per year, usually paid $80 in the first half of the year and $80 in the second half.

There are about 6-8 bags of leaves that have appeared on the burn pile.  Jeff Lee did do some work flattening the pile.  Dave plans on asking him to come back and do some leveling and digging so that a pipe can be put in.  The burn pile is a privilege of living in Meadowbrook and we have to follow the guidelines that go with it. President Nick Knowles comments that if you would like the burn pile to be functional again, please help us enforce the rules and guidelines when it is open.  We are hoping to have the stakes removed and the burn pile open again in May.
